Zinsen sind immer Preisbestandteil

es ist nur die Frage wer kriegt sie.

Beispiel:

Eine Immobilie hat eine Bruttorendite vor Zinsen von 5 %

Ist sie fremdfinanziert geht davon z.B.4% an die Bank.

Ist sie eigenfinanziert gehen die gleichen 4 an mich. Aber als Zinsertrag, nicht als Immorendite.

Die eigentliche Rendite ist im beiden Fällen 1 %

Auf die Idee zu kommen die eigenen Zinsen nicht zu beachten... Na ich weiss nicht recht.

Und so wie das Beispiel Immo halt ich das auch im Betrieb. Rendite immer nach Zinsen. Und wenn es darunter geht, wie heute oft, dann Finger weg.

Einen Unterschied in der Höhe des einkalkulierten Zinses mache ich nur nach
Risikobeurteilung. Wenn ich in Gold bin etwas weniger wie wenn ich einen Auftrag mit einem gewissen Risiko abwickle.
