Kleine Info zum britischen Immobilien Markt
-->Angeblich wissen die meisten Briten gar nicht, dass Ihre Immobilie nur geleast ist:
Yes, most properties are leasehold, but some are more than 99 years, some are 900 years, in my case it is 165 years. I paid the freeholder £5,000 I think it was to have the lease extended by 90 years.
In practice no one is going to be in a property for 90 plus years, so buying a flat on a long lease is almost like buying the property outright, but not quite.
When the lease does get down to 50 or 60 years, it can depress the price and make it harder to sell. In practice, most freeholders will extend the lease for a price, but the Duke of Westminster (who owns most of Mayfair) is famous for refusing to do this.
I also have to pay the freeeholder a fee every year, in my case £75. For a big freeholder, like the Church of England or Oxford University, this is a substantial source of income. The CofE probably owns 200,000 properties in London.
